All parties
involved in a home sale must have the same Expectation... the SALE of the property!
This is not a trivial point! Countless times before, Sellers have been hoping
their house to sell any minute, while they... or their Agent... are really not expecting
the property to sell...... at all!
At this point you're thinking, "WHAT!
What do you mean the seller or the Agent doesnt expect the property to sell!?! Of
course they want to sell! Don't they?"
Im saying the seller or the
Agent doesnt feel the house will sell, and therefore, it won't! In the case of the
Agent, he or she knows, or at least senses, that there is some issue of Price, Terms,
Condition, Market, Location, Timing, or some other factor that will prevent a sale at
this time.
In the case of the seller... they
just don't really (deep down) expect the house to sell. This is simply due to the
fact that they are not prepared and have no clue what they are doing!
This is pretty much the end of the story for the seller who is unprepared! They're
toast! Check the yellow pages for the nearest real estate agent!
Here is where part 2 of the
problem comes into play when using an agent... Communication! Instead of relating
all of the potential problems to the Seller, the Agent, for a variety of reasons, does not
communicate his concerns.
So the Seller just keeps on
hoping his house to go under contract. Why shouldnt he, his Agent hasnt
Communicated otherwise!?!
The Agent and the Seller stop
communicating, or worse, start communicating in a way that would make their mothers
blush! (!@#$%*&) They lose sight of the goal, which is a Sale for Top Dollar
in Todays Market!
The Agent blames the Seller, and
the Seller blames the Agent. The whole problem would have been avoided if they had
communicated better... and probably a little more frequently!
If your Agent doesnt expect
your house to sell, you dont need him. If you're not fully prepared to sell on your
own... don't even bother trying!
Expectation,
Preparation, and
